Annual Meeting Information
The Board of Directors invites you to attend the
St. Vrain Ranch Property Owners Association Annual Meeting of Members
Tuesday April 1, at 6:00 p.m.
The meeting will be held at the Richard E. Hart Training Room, Firestone Police Department 9900 Park Ave, Firestone
The meeting will be conducted in accordance with the By-Laws of the Association and this letter serves as by official notice for the Association’s Annual Meeting.
Items and information to be discussed at this meeting will include the following:
2025 – Annual Report – A report will be presented with an overview of the Association’s functions, Board members, employees, and contractors, including the 2025 Budget overview.
Attorney Presentation - The Association’s attorney, Mark Biddison, will be providing member education regarding new State laws, rules and policies during the annual meeting.
Please plan on attending Tuesday April 1, 2025 for the Members Annual Meeting.

2025 Assessments Notice
2025 Assessments: $400.00 is due April 1, 2025. Invoices will be mailed in March 2025.
Payment Options:
- Online: Pay via ACH transfer from your checking account or credit card at www.stvrainranchpoa.org. Credit card payments incur a $15.00 fee with a 3.24% charge. Please create an account and password before paying.
- Installment Plan: Pay in two installments of $210.00, due April 1st and October 1st. A $10.00 service charge applies to each installment with a $4.50 ACH fee.
- Mail: Send a check or money order payable to St. Vrain Ranch POA and mail to PO Box 810, Firestone, CO 80520.

Election Notice-2025
An election is being called to elect a Homeowner Representative to the Executive Board of Directors. This election will be conducted by mail-in ballot. The current Board Secretary Tom Gruenberger has submitted his intention to continue with the Board. If there are no other interested candidates for this position, the election will be cancelled, and Tom will be appointed.
All interested candidates are requested to submit a letter of candidacy. This letter should indicate reasons you wish to be a director; a copy of your letter will be included with the ballot to be sent to homeowners. The letter of candidacy must be postmarked no later than May 15, 2025. Candidates wishing to e-mail may use Administrator@stvrainranchpoa.org.

The election will take place during the month of June 2025; the voting period will extend from June 1st to July 1st, 2025.If necessary, voting ballots will be mailed to all current property owners whose accounts are in good standing as of June 1st, 2025, included with the ballot will be a stamped pre-addressed envelope to be returned directly to the Association's accountant Pieper & Associates, CPA for audit and counting. The ballots must be postmarked no later than July 1st, 2025, to be included in the election. Please mail or hand-deliver the ballot in a sealed envelope to Pieper & Associates, CPA. The address and phone number will be included on the ballot.
The results from the election will be announced at the August Board meeting and posted on the website. Results will be posted to the website and printed in the fall newsletter. The 3-year term for this Board position will begin July 2025.

New Association Policy
The Board has recently adopted updated policies based on recent legislation and HP 22-1137 affecting all associations. The new policies for enforcement and collections are located on the website under Documents - Owner must login.
HOA Task Force – House Bill 23-1105
House Bill 23-1105 was signed into law by Governor Jared Polis on Wednesday, May 24, 2023. The House Bill requires, in part, that each homeowner association in the State of Colorado notify its owners of the formation of a governmental HOA Task Force, to be appointed by August 1, 2023. The task force will examine a variety of issues pertaining to homeowner rights and responsibilities. In addition, the task force will examine Colorado law as it pertains to homeowner associations and will utilize a sampling of individual association documents as part of that process.
If you have questions pertaining to the Task Force, please contact the HOA Information Office, part of the Division of Real Estate within the Colorado Department of Regulatory Agencies.
No action is required by you as the property owner. This notice is being sent on behalf of your Association to meet the notification requirements set forth in the Bill.
FIRESTONE MUNICIPAL CODE
Title 8 – NUISANCES AND ENVIRONMENT
8.03.215 – Overgrown, diseased and prohibited vegetation. A. Overgrown trees, grasses and shrubs. No person shall allow:
1. Any branch of any tree, shrub or other vegetation to overhang streets or alleys in such a manner that the branches interfere with the safe and unobstructed movement of vehicles on any street or alley; (per the Town of Firestone Neighborhood Services Officer, it is recommended that overhanging trees be trimmed to 14 feet above the street to prevent taller vehicles from hitting them (i.e., School busses, garbage trucks, snow plows, construction vehicles, etc.) or
2. Any branch of any tree, shrub or other vegetation to overhang the first eight (8) feet of space above any public sidewalk; or
3. Any landscaping, grasses, or plant material installed within site distance triangles to grow in such a manner as to interfere with or impede a motorist’s view of approaching traffic, traffic signs and traffic signals; or
4. Any branch of any tree, shrub or other vegetation to overhang public rights-of-way in such a manner as to visually obstruct a motorist’s view of traffic signs and traffic signals.
Roof Repairs / Replacement Post Hail Damage
As we come into the spring and summer months, we frequently experience severe weather that results in repairs caused by high winds and hail. Roof replacements require a DR Request Form on the Forms Page be submitted for approval. Even if you are replacing with the same color, include the brand and actual color you are using. When re-roofing with the same color, you may submit your DR request form by e-mail. If you decide to change the color of your roofing material, please mail the DR request form along with the color sample from the shingle brochure to the mailing address noted on the DR request form.
Association and Social Media
The property owners association staff and board members do not review social media sites for comments related to the association in any official capacity nor will they respond to such comments. All correspondence with the association must be through official means approved by the association if a member desires a response.

Design Review Requests for Painting or re-painting house colors need to be pre-approved.
Please evaluate the exterior paint maintenance of your home verify paint requirements.
All backyard landscaping and fencing are required to be installed no later than one year following your closing date.
Please submit Design Review (DR) Requests to the Design Review Committee before starting any improvements. DR forms may be obtained at Design Review Form-see forms page.
